Affordable Housing in Cheddar Nearing Completion

The construction of 77 affordable dwellings is nearing completion in Cheddar. The development, which CMS achieved planning permission for back in 2011 has been constructed by Leadbitter for The Guinness Trust and First Step Homes.

Planning Approved for Local Primary School Project

CMS have been successful in obtaining planning approval for a new development at the local primary school in Corsham. The new building will provide replacement classrooms together with a new library and additional office space.

Corsham Primary School Replacement Classrooms

CMS Bath Ltd have submitted a planning application to North Wiltshire Council on behalf of Corsham Primary School for the replacement of the existing temporary classrooms. The new build will provide a new reception to the school allowing for increased security and safety for the children. The main element will be the new library which will housed within the contemporary, double height, glazed fronted building. To reduce the amount of solar gain to the library; brise soleil has been introduced to the front of the windows giving a modern feel to the exterior.

BIID Membership

The BIID is a professional organisation for interior designers in the UK who represents both the commercial and residential sectors, from heritage to cutting edge. The British Institute of Interior Design is the only professional organisation for interior designers to be granted the prestigious and rare accolade of Institute status by the Minister of State.

CMS obtain CHAS and SMAS Accreditation

These schemes demonstrate the enhanced awareness of health and safety issues within the construction industry held by its members.

CMS puts things right!

CMS came to the rescue of a domestic client who had undertaken a comprehensive restoration of their C17 converted barn without the necessary permissions in place. CMS worked closely with the client and the Local Authority Conservation Officer to successfully obtain the required retrospective planning and listed building consents.

North Tawton Heritage Led Residential Development

Plans have now been resubmitted to West Devon Borough Council for the proposed redevelopment of a former woollen mill complex in North Tawton. Proposals were tweaked to enable the retention of more of the historical fabric along with the addition of some smaller units to address local needs. We have continued to work closely with the Town Council, the planning and conservation officers along with our team of consultants to deliver an exciting scheme which has received great support from all parties.

First Choice

CMS worked with main contractor Fileturn Southwest Ltd in carrying out a total of over 30 refurbishments for travel chain First Choice in the updating of their house style. The interiors were re-planned incorporating secure foreign exchange booths. Each refurbishment was carried out over a period of around 10 days.

Busaba Restaurants London

CMS worked with main contractor Fileturn Ltd to complete the detail design for the alterations and fit out of a new Busaba restaurant located just off Leicester Square, London. The detailing and use of high quality finishes throughout including hardwood, slate, Corian and bronze create a stylish interior in the clients' Thai theme.

Since completeing the Leicester square restaurant CMS and Fileturn Ltd have completed two further restaurants for the Busaba chain at sites in Hoxton and the Westfield Shopping Centre in Shepherds Bush all using high quality materials for the Thai themed interiors.

North Tawton

We have spent the last 18 months developing proposals for the former Wool Grading Centre in North Tawton with the assistance of West Devon Borough Council Development Control, Cllr Morgan, the Environment Agency and a host of specialist consultants cumulating in the submission of an application for full planning permission.

The proposal which consists of a new site access, significant flood defence works to protect the site and wider community, restoration of the Mill and other historically important buildings together with the mill leat will provide a total of 59no. residential properties ranging from 2 bed roomed to 4 bed roomed properties.

Possibly the most attractive of the retained historic buildings is to be restored and put to use as a community asset. This is envisaged to operate as a day nursery, gallery or similar.

Worcestershire Farm Shop

We have recently received planning approval for the change of use of an agricultural barn for the use of a local produce farm shop near Evesham, Worcestershire. Within sensitive planning policy guidelines, the scheme required close liaison with the local planning authority.

The interior of the agricultural barn will be substantially improved and designed for the sale of locally sourced fresh produce from the Vale of Evesham.

Construction Health and Safety

Recently Peter Blake of our offices has completed the NEBOSH level 3 Certificate in Construction Health and Safety and as a result of having this qualification has joined the Institution of Occupational Safety and Health giving him the designation Tech IOSH.

This membership along with his Membership of the Chartered Institute of Building (MCIOB) has allowed him to join the Association of Project Safety as a registered member (RMaPS) heading up our existing registered members Richard Helliar and David Smokcum under our corparate membership of the APS.

Elm Hayes Surgery, Paulton

We have just recieved some rather rainy pictures of a design and build doctors surgery on which CMS acted as contractors Architect.

This project had full planning permission when the d&b contractors ISG Pearce appointed CMS to carry out the detailed design, production of information for building regulations and a new planning application to make some minor changes to the layout of the surgery.

Box CE VC Primary School

Back in May we told you about an exciting project on which we had gained planning and listed building permission (Link here), well works at Box CE VC Primary School are now very nearly finished and we are delighted with how the project has turned out.

At the end of July the teachers and children left behind a fairly mediocre classroom an inadequate headteacher's office and a very poor entrance and reception area.

The children returned at the end of the six week holiday to a brand new light and airy classroom that takes advantage of the generous ceiling heights in what was once the old school hall, an area which had previously been lost behind a 1970's suspended ceiling.

The new classroom was created in such a way that if it ever needed to be removed the listed school hall could be returned to its original state. This was achieved by using a steel framed mezzanine system from Vanguard Mezzanines, with the supporting legs being hidden within the new partitions and cupboards.

The new headteacher's office was in use shortly after, with the new reception opening after the October half term.

The original headteacher's office was situated in a small space that had previously been the main entrance between the school hall and classroom. This office has now been relocated to a purpose built space where the classroom used to be. This room is now large enough for meetings and presentations with custom storage built in.

The entrance and reception have been moved to a new location at the heart of the school. This new double height space is open to the underside of the old hall ceiling making it as open as possible. During the works this ceiling, which is the same ceiling that continues through into the classroom, was upgraded using tri-iso super ten multi layer insulation to make the roof compliant with current building regulations. The addition of insulation will not only make the old hall easier to heat but will also reflect unwanted heat during summer months.
The reception now features two distinct areas, one being for visitors who can only gain access to the rest of the school after being signed in at the main desk, with a secondary desk within the school allowing the children to interact with the reception staff without having to enter the public area.

Heathlands Farmhouse

CMS have just received planning permission for the refurbishment of an existing grade II listed Farmhouse in West Sussex. This includes the replacement of the existing rear lean to with a single storey garden room to enhance the features of the farmhouse and maximize the views over the countryside.

Box Primary School Mezzanine

CMS have received planning permission for the addition of a mezzanine floor to form a new classroom above the main section of the school.

The reception along with the administration offices will be relocated into the main part of the school with the existing suspended ceilings being removed and full height spaces provided where possible.

You may well have noticed that some of our team members profiles on the main company website are now featuring the linked in logo. Via these links you can read a little more about each person and get directly in touch with them.
Hopefully then we wont be using this phrase listed in wired magazine as one of the 10 best things we'll say to our Grandkids.
One of the things we are looking to do is develop these pages in the future to include more of the team and their acomplishments/projects so keep checking back for updates.

Houndwood project wins NHBC pride in the job award

CMS are proud to have worked with Crest Nicholson South West to produce and submit the working details for the NHBC application on the award winning Houndwood site. (as seen here on our website)

Originally started in 1980, the Pride in the Job competition was established to improve build quality and raise the standard of service to home-buyers. Now, nearly 30 years on, it is one of the most prestigious competitions in the house-building industry and is a recognised seal of approval for new home-buyers everywhere.

We were appointed by Crest Nicholson South West to provide the detail design service for the residential development consisting of seventy eight houses and sixty apartments.

Affordable eco homes for Praze-An-Beeble, Cornwall

In 2009 CMS were appointed as Architects, Project Managers & Quantity Surveyors for the development of 12 affordable houses built to Code for Sustainable Homes Level 3. We acted on behalf of our client First Step Homes to deliver the project to Ocean Housing under the terms of a JCT Intermediate form of contract and managed the entire procurement of sub-contractors, sub-consultants and materials. The project commenced in November 2008, works began on site in April 2009 and completed in December 2009. The project was completed 7 weeks ahead of schedule and £100k under budget.

Sustainable development Cheddar

CMS have been successful in obtaining full planning permission for an affordable housing development of 67 dwellings in Cheddar. We have been working for First Step Homes Ltd. and The Guinness Trust on this project to deliver high quality affordable homes which will meet the Code for Sustainable Homes Level 4 on this exception site. The application was unanimously approved at Sedgemoor Council planning committee on 15 December 2009.

New Offices

Frogwell School

We have recently completed works at Frogwell School to form three new offices from what was an underused storage area and an oversized boys toilet. The size of the boys toilet was reduced without any detrimental loss of facilities and the entrance moved to provide one new office. Whilst the existing store area was divided into two new offices with new insulated floors and the temporary roof removed and replaced with a new double glazed roof.

Heathlands

After careful negotiations and lengthily pre-application consultations with the client, environment agency, planning consultant and other stake holders, this exciting scheme for a rural activity centre has now been submitted for planning.

It provides an economically viable and policy compliant solution to rural diversification where existing attractive agricultural buildings can no longer cope with mechanised farming.

We have now formally submitted this exciting proposal for an earth sheltered dwelling which has been well received by the client and neighbouring property owners within this sensitive location.

Using the latest structural glazing and modular construction techniques, it is intended this build can be achievable with minimum impact on the site, surroundings and the environment.

AutoCAD Revit model of the RUH Bath

Throughout the last Month we have been working on producing a three dimensional model of the entire Royal United Hospital Bath. This model has been produced using AutoCAD Revit and will be used by the RUH Estates department for managing future projects. Three of our architectural technicians have been working together on this extensive project which also includes all of the internals of all of the buildings.

Affordable housing development incorporating supported housing for people with learning difficulties and disabilities.

This project is nearing completion and after overcoming a number of obstacles along the way will be deemed a success by all involved. The project first landed on our desk back in 2005 and took 3 years of design, planning applications, withdrawals, and resubmission to finally receive approval for this ambitious scheme in Jan 2008.

The development included total remodelling and refurbishment of existing properties together with an integrated new build element providing at total of 28 units.

CMS worked under a Framework agreement with other professional consultants and Principle Contractor Connaught to deliver the building achieving Code for Sustainable Homes level 3, Lifetime Homes, Building for Life, and Secure by Design certification.

The project is due for completion at the end of Aug 09.
